Ever since our stay at home orders here in California, the Real Estate industry quickly adapted to the times. Our team, The Kondo Group, quickly began working virtually from virtual open houses, showings, and consultations through video conferencing. How to Sell a Home During COVID-19:
1. We will present our marketing plan and property analysis. There are two options: a) We can set up a video conference call where we virtually go through our presentation. b) We can meet in person maintaining CDC guidelines with social distancing and masks.
2. Send you a listing agreement digitally through DocuSign.
3. Have our preferred photographer photograph AND video your house, wearing masks, gloves and booties. Since buyers are starting their search online, a virtual tour or video is the most effective way to market your home. See a a virtual tour HERE.
4. Host a virtual open house online to all prospective buyers and host a virtual brokers open to all agents in the area.
5. All prospective buyers must view the virtual tour before entering your home. Your home will be shown by appointment only to control the number of people at the house. Showings should be done virtually, whenever possible. Only one “buying party” may view the property in person at one time.
a) Do you not want any prospective buyers inside your home? Not a problem, we can require that buyers can’t enter your house until there is an accepted offer. This is called writing an offer “subject to inspection”.
6. Everyone entering your home, from inspectors to appraisers, must wear masks and sign a PEAD form. Doing this accomplishes several things: a) It is an agreement that the visitor will comply with the posted “Rules for Showings”; b) The visitor acknowledges receiving and agrees to the Prevention Plan; and c) The visitor attests they are not, to the best of their knowledge, afflicted with COVID-19, among other things.
7. Prior to or immediately upon entry, all visitors must use hand sanitizer or wash their hands with soap and water before touring or inspecting the property. Prospective buyers must limit what they touch inside your home.
8. Once you have a buyer you like, everything can be signed electronically, including escrow docs! We can even have a mobile notary meet you so you don’t have to go into any offices.
9. We will always wear a mask and maintain physical distancing.
How to Buy a House During COVID-19:
1. We will present our buyer’s guide. There are two options: a) We can set up a video conference call where we virtually go through our presentation. b) We can meet in person maintaining CDC guidelines with social distancing and masks.
2. We will view prospective homes for you and send you video tours of them.
3. Once we find a home you like, then we will set up an appointment for you to view it without anyone else there.
4. You will have to wear masks and sign a PEAD form. Doing this accomplishes several things: a) It is an agreement that the you will comply with the posted “Rules for Showings”; b) You acknowledge receiving and agrees to the Prevention Plan; and c) You attests they are not, to the best of their knowledge, afflicted with COVID-19, among other things.
